Ok, I found this one looking at foreclosures and short sales in Virginia Beach. This is a really nice neighborhood in Ocean Lakes High Schooldistrict. Really close to the oceanfront. Close to the Oceana, Dam Neck military bases but not right in the flight paths.

This is not my listing.  I just think it is a really good deal. Currently listed at $269,900.  4 bedrooms, 2.5 baths. More than 2100 square feet. Lovely deck and pond in the back yard, The community has pool, tennis, playgrounds. Floors are wood and the backyard is fenced.

You would have great neighbors -- I sold a home in this neighborhood to a really cool family!!

Lafayette Winona Holiday House Tour!

What a great tour!  Congratulations to the organizers of this years holiday house tour. Though the weather was what one could certainly call 'blustery' outside, it was warm and welcoming inside the 10 homes and churches on the tour. Here are some photos that highlight the tour -- all from my cell phone so the quality is medium at best!

Here is one to try!

Ok, I don't have a picture but this is pretty good.

To save freezer space... Freeze family size portions of soups, stews, and sauces in empty cereal boxes fro space-saving stack-able storage.

Line a box with a large zip-top bag, folding the edges over the top (picture a cracker or cereal box lined like a trashcan). Then fill.  Seal the bag, freeze vertically while still inside the box. Once frozen, remove the box and stack in freezer horizontally. Downsize to smaller bags for fewer servings. 

WHAT A GREAT Space-SAVING idea!

Here are a few things I noticed in the paper today. I am not eA Lafayette Winona Homendorsing or recommending, just repeating!

The Lafayette Winona Civic league in Norfolk is holding their Holiday House Tour this Sunday from 1pm-4pm. Lots of neighborhoods throughout Hampton Roads are having them, so check the Pilot Online!

Old Norfolk Christmas Arts and Crafts Show is being held at the Fred Heutte Center on December 6th and 7th.

The Lights are on in Portsmouth and Norfolk - the skylines are beautiful at night!

Window World is offering 25% off on Energy Star Low-E and Argon windows - you must have the coupon from the paper to get the discount.

Lowes is offering 10% off on Energy Star Appliances purchased through December 7th!

Whatever you do - get out there, have fun, protect the environment, and enjoy the season!

Small Wins!

Nothing much to shout about, but I still feel like shouting!  YIPPEE!  I helped a great young couple write an offer on their first home tonight.  Nothing ratified, but the hope and promise of a ratified contract...  Its the small things that make you smile!

Great Deal on Beach Front Foreclosure

This is a great deal on a beach front foreclosure in Norfolk!  I would welcome showing this to anyone interested in investment property or for buyers of any type! 

It is a 3rd floor condo unit in what appears to be a very well maintained and managed building. It is close to the Community Beach Park in Ocean View which has great concerts in the summer.  There are 2 bedrooms, 2 bathrooms and fabulous views!  Here is the view from the balcony.  You can sit in your living room, watch the fire in the fireplace and look out to the sea!  Lovely!

All of this for under $210k with 3.5% closing cost assistance.  WOW!!!

Norfolk Botanical Garden - A great walk

Thanks to my friend for Michelle for suggesting a walk through the Norfolk Botanical Garden. As a member, I go to the gardens regularly but hadn't been in about a month. It was time to see something new -- that happens to me every time I go to the gardens. Either a new flower is blooming, I see a sculpture I hadn't noticed previously, or there is a new feature to see. Here are things I noticed this time!

Green Roof at NBG

 

The ticket booth at the Norfolk Botanical Garden is a Green Roof.  Designed to reduce runoff of rainwater and to naturally cool the interior, a green roof is an excellent addition to this structure. It is lovely to see, has interesting plants, is at a reasonable eye-level.

This is something I would like to do on my kitchen roof. My home's kitchen was an addition. It has a flat roof and would be perfect for this.

I will add it to the list of projects!  :-)

 

Medallion at Waterfall

 

 

This a detail of one of the medallions on the waterfountain.  To see this, when you enter the main visitor center, go left. Walk through the Japanese garden and Past the GREEN ROOF on the ticket booth (see above!) and you will come to the annual / perennial garden with water features.  Very nice place to relax.

I have also noticed this is a popular spot for wedding and engagement photos!
